Year of "OPPORTUNITY"

Year of “OPPORTUNITY”
Year End (2010) Commercial Real Estate Market - Ohio Northwest and Southwest

Northwest market – Avon Lake, Avon, Westlake, North Olmsted, Sheffield Village, Amherst, Vermilion, Rocky River, Bay Village, Oberlin, North Ridgeville, Lakewood, Elyria, and Lorain
Southwest market – Middleburg Heights, Berea, Strongsville, Olmsted Falls, West Cleveland, Grafton, LaGrange, North Royalton, Parma, Brunswick, Medina
Activity has picked up from 2009 to 2010 in the Northwest and Southwest markets.  Land has been transferring for the first time since pre-recession.  Distressed sales continue and have afforded many buyers great opportunities in commercial real estate.  We have seen a major difference from ’09 to ’10 – FINANCING, SBA financing to be more specific.  2009 brought many cash deals to the table while 2010 has once again opened the doors for financing.
Currently, these markets are showing a shortage of free-standing Industrial buildings 30,000 SF to 60,000 SF available FOR SALE.  We seem to have buyers for these specifications, but no sellers.
To sum up 2010 in the Ohio Northwest and Southwest markets –
GREAT OPPORTUNITIES.

Looking forward to 2011-
Mike Petrigan

hyland software named a leader by IT research company

Hyland Software has "strong management, a clear strategy, happy customers and a vertical-market focus." That, according to the IT research and advisory company Gartner, is part of the reason Hyland Software is on its list of leaders in the enterprise content management (ECM) industry. Gartner's Magic Quadrant 2010 puts Hyland Software in good company, as it shares the title "leader" with the likes of Microsoft, Oracle and IBM. The annual Magic Quadrant is used by the IT industry to evaluate ECM vendor options.

Northeast Ohio's top workplaces leave people happy to come to work

This website is The Plain Dealer's first attempt to identify the top places to work in Northeast Ohio, based strictly on the opinions of employees. It doesn't rank companies based on size or revenue or stock price or any other cold, institutional measure. It's based only on what employees think about the places they spend most of their lives.

WESTLAKE OHIO - TravelCenters of America swings to a profit on higher fuel margins

WESTLAKE, Ohio -- TravelCenters of America LLC, an operator of truck stops and travel centers, turned a profit of $4.5 million during the third quarter, thanks in part to higher gross fuel margins.
The company, based in Westlake, reported profits of 26 cents per share, compared to a loss of $12.2 million, or 73 cents per share, a year before. It was the second consecutive quarter of gains for TravelCenters, which was hurt during the recession by a trucking slowdown, volatile fuel commodity prices and cutbacks in consumer spending on non-fuel items.

Market Insight

Leasing market conditions improved in the third quarter at a pace ranging from barely detectable to brisk. The apartment market fit the latter description as the vacancy rate fell to 7.1 percent from 7.8 percent in the second quarter, one of the sharpest drops on record according to data-provider Reis. The office, industrial and retail markets all recorded a very modest drop of 10 basis points in their third-quarter vacancy rates. Asking rental rates typically lag vacancy, and at this early stage of the recovery cycle, landlords have little pricing power with the exception of some apartments and selected high-quality office and retail properties in primary markets.
